The challenge we face

Parkstad is one of the regions in the Netherlands confronted with a decreasing number of inhabitants and aging of these inhabitants. The ambition for 2022 is to deep renovate 30,000 dwellings, realize 10,000-15,000 all-electric building objects and to subtract 10,000 dwellings and 120,000 m2 from the market and maximize re-using and recycling of these available materials.

What we will do

In Kerkrade, we will deliver a life cycle zero energy circular retrofit of an existing terraced dwelling typology common in the Netherlands. This will be based on the concept of urban mining with maximum locally re-used and recycled materials and locally based bio-based materials.

This demonstration project includes a typical Dutch terraced housing owned by a social housing association. The circular deep-renovation focusses on refurbishing the envelope with prefabricated modules and installing a building services ‘engine’. Composing the modules of the building envelope follows a three-step strategy;

  • The maximum re-use of materials from deconstructed building objects (e.g. cleaned masonry, existing window frames).
  • The recycling of materials from deconstructed building objects (e.g. using existing glass panes and stones for the creation of glass wool and rock wool insulation),
  • The appliance of high-end biobased engineered materials (e.g. biobased door hinges).

The development of the case will be strongly based on the knowledge developed in the H2020 projects BAMB and MORE-CONNECT, the UIA Super Circular Estate project (Superlocal) and the EOS DEMO project Kerkrade-West. The circularity of the demonstrator will be indicated by the embodied energy, embodied CO2, and shadow costs.

The results we expect

For the Netherlands, we expect the following impact:

  • DRIVE 0 offers a deep renovation for LC-ZEB concept with a primary energy reduction of 100% compared to a traditional, non-retrofitted situation, resulting in a potential operational energy saving of 500 GWh/year.
  • DRIVE 0 offers a deep renovation concept with an expected investment per dwelling of 50 kEuro, resulting in a potential investment of 1,500 million €.
  • DRIVE 0 offers an energy performance improvement resulting in an energy consumption of 15 kWh/m2 per year.
  • DRIVE 0 offers a cost reduction of 25-50% compared to current deep renovation strategies, based on a high level of prefabrication using locally mined existing materials.
  • The DRIVE 0 concept results in a potential decrease of C02 of 180,000 tons of C02
  • the DRIVE 0 concept is based on maximum reusing and recycling of materials, resulting in a reduction of embodied energy of 50% compared to current deep renovation solutions.
